Balcony Renovation in Chornomorsk: From Being Scammed to a Result Worth Showing Off

Not every balcony renovation starts smoothly. Sometimes the road to a finished result runs through a bad experience with another contractor — and that’s exactly what happened to the owners of an apartment at 36 Parkova Street in Chornomorsk. By the time they reached out, the balcony was in poor condition and needed what amounted to a full reconstruction.

The owners had originally hired a different company that promised a complete scope of work — demolition of the old structure, expansion, insulation, finishing. Expansion and insulation

• a new partition was built from aerated concrete — lightweight, structurally sound, and thermally efficient without adding unnecessary load to the floor slab;
• full insulation was applied on both sides of the structure, including walls and ceiling;
• warm windows with energy-efficient glazing units were installed, capable of holding heat even through a cold Odesa winter.

For the windows, the clients chose a Magellan 600 profile in Golden Oak — a six-chamber system that combines the look of natural wood with the durability of a PVC frame. The units came fitted with energy-efficient double-chamber glass and hardware that includes basic break-in resistance, which matters on lower and mid-level floors where balcony access is easier.

Full balcony finishing

Once the windows were in, the team moved on to the interior:

• the ceiling was insulated to close off the last remaining heat loss around the perimeter;
• the walls were clad in timber lining so the space would feel like part of the apartment rather than a storage area or utility room;
• moisture-resistant laminate was laid on the floor and part of the walls, with waterproofing underneath — a practical choice given the humidity levels typical of coastal areas.
